AER Desenzano

AER Desenzano is located in one of the most sought-after settings on Lake Garda, within a few steps of the water and the town centre, with the aim of offering a refined living experience immersed in greenery. The complex, designed by AUS Architettura, develops as a harmonious system of modern volumes that dialogue with the surrounding landscape, creating a balance between design and everyday well-being. The approximately thirty residential units are characterised by spacious, well-lit interiors that open onto large terraces and loggias, reinforcing continuity between indoor and outdoor spaces.

A central role is assigned to the material selection, which significantly contributes to defining the identity of the project. For the external flooring and terraces, including those with raised installation, the Mystone Limestone20 Ivory porcelain stoneware collection was selected, a solution that interprets the aesthetics of natural stone with advanced technical performance. The 20 mm thickness ensures resistance and durability even in outdoor areas subjected to heavy use, while the anti-slip surface makes it ideal for areas such as pool edges and pedestrian paths. The raised installation, in addition to enhancing the technical management of outdoor spaces, allows for greater design and maintenance flexibility.

Engaging with these surfaces, the cladding with the Vero wood-effect collection in Oak for the facades introduces a warm material component that balances the mineral surfaces and imparts visual depth to the entire complex, reinforcing the perception of quality and attention to detail.

The result is a project that conveys an evolved concept of living, where architecture, nature and materials combine to offer comfort, aesthetic appeal and lasting durability. AER Desenzano represents an effective synthesis of design innovation and material excellence, proposing a new approach to lakeside living defined by quality and a contemporary character.
